Where Is Al Rashidiya Dubai?

The community is located in the east of Dubai, just south of Dubai International Airport. The area is located near some well-developed residential and commercial areas such as Mirdif, Nad Shamma, Umm Ramool and Al Garhoud.

One of the other major roads that serves the area is Airport Road (D89). Another road network is also present, connecting the road to Sheikh Mohammed Bin Zayed Road and other parts of Dubai. Property Finder indicates that the district is located between key roads such as Airport Road and Sheikh Mohammed Bin Zayed Road.

This is where people living there have two functional benefits. They can easily access the airport without having to cross the whole city, and they also have access to the roads towards the eastern districts of the city like Deira, Mirdif, etc.

Nearby Areas

The main neighbouring communities include:

  • Mirdif to the south
  • Towards the north and north west are Nad Shamma and Umm Ramool.
  • The western side is dominated by Al Garhoud. Towards the west is Al Garhoud.
  • Dubai International Airport is directly north of the community

Neighborhoods can be important when looking for property or services, as listings in adjacent neighborhoods may be marketed as such even if the property is located in a different neighborhood.

What Is the Community Like?

The character of Alrashidiya is suburban. There are more villas, low-density residential streets, and residential uses have been made for the long term.

Property Finder says the community is one of Dubai’s existing and established residential districts, with villas, local shops, parks, and mosques giving it a neighbourhood feel.

This is especially relevant in terms of the housing pattern. It’s an entirely different market for those looking for a big house for a big family.

The community is also well connected. The area has nine entry/exit points, all of which have stated capacities of approximately 12,000 vehicles entering and 13,000 vehicles exiting. RTA has also finished works on Street 201, which included intersection improvements and widening works.

Centrepoint Metro Station and Public Transport

The metro is one of the best aspects of the region. Dubai Metro’s Red Line station, Centrepoint Metro Station, is an important transport hub for the community. In old references and maps, it is called “Rashidiya Metro Station; both names can be found in the search.

Centrepoint is also an interchange station for the future Dubai Metro Blue Line, according to RTA. This is because the station is not just a local stop on the Red Line, but it is a more significant station.

The current Red Line runs towards important areas of Dubai such as Deira, Bur Dubai and Dubai Marina.

Dubai Metro Blue Line

One of the most important transport developments in the future that will impact the district is the Blue Line.

One of the Blue Line stations will originate from Centrepoint Interchange Station on the Red Line, according to RTA. It will follow the route through Mirdif and Al Warqa before arriving at the interchange of International City 1. The length of this section will be 9 kilometres, and there will be four stations.

The wider Blue Line will be approximately 30 kilometres long and will consist of 14 stations, plus links to the current Red and Green lines. As of now, RTA says the project will be finished in 2029.

This is a benefit for future infrastructure, not a service as it is now. Existing metro access should therefore be separated from planned improvements to metro access in the coming years, and so property buyers and tenants should do so as well.

Property and Villas

Property and Villas

The biggest distinction between this community and Dubai’s more apartment-centric areas is the property market.

The predominant residential type is villas, and there are currently listings of three, four, five and six bedroom villas. Gardens, private parking, and larger plots are also offered at some properties.

The data currently available on the Property Finder market reveals that there have been 1,044 rent transactions on the market over the last 12 months, and there are significant variations in the examples of rents recently transacted between properties. For instance, three-bedroom villas now cost AED 105,000, four-bedroom villas cost AED 150,000 and AED 220,000, while a five-bedroom villa costs AED 190,000.

These are not set fees for rentals. Final rent will vary depending on the size, condition, plot, location, renovation, and contract type of the property.

What Affects Villa Rent?

The key factors to look at are:

  • Bedroom andbuilt-upp area
  • Plot size, garden and parking.
  • Essential items: Building condition and improvements
  • The stands are equipped with their own housing or with compound housing.
  • The distance to Centrepoint and to major roads.

Current Property Finder data also reveals a significant disparity between new and renewed rental businesses, lending to a single headline that can be misleading when looking at individual homes: average rent.

If you are thinking about renting, completed rentals are more useful to look at than a single property to be advertised.

Schools in the Area

There are several schools for families right in the community and a few more in the adjacent districts of Mirdif, Al Garhoud and other east-central districts of Dubai.

For checking the curriculum and inspection ratings, and grade coverage of schools, please consult the Knowledge and Human Development Authority (KHDA), which is the appropriate official source.

Bright Learners Private School

Bright Learners Private School L.L.C is situated in AlRashidiya, and it is based on an American curriculum. The school’s current KHDA Directory has an overall rating of Acceptable for 2023-2024, and there is a separate rating for its wellbeing and inclusion indicator. It is, at present, used by students in Pre-primary to Grade 8 based on the KHDA directory.

PACE Modern British School

PACE Modern British School

There are also other schools in the community, such as PACE Modern British School L.L.C. It is listed in the UK curriculum by KHDA from FS1 to Year 10, and has an Acceptable Overall Rating for 2023–2024.

Al Eman Educational EST

Also within the community is Al Eman Educational EST. It is listed under the Ministry of Education curriculum by KHDA with an Acceptable Overall Rating for 2023-2024 (KG1 to Grade 12).

Parents are advised to verify the availability of grades, fees and inspection details in the latest KHDA directory and individual school information before deciding to enrol their children: grade availability, fees and inspection information may change.

Shopping and Daily Amenities

The area is home to a combination of local shops, supermarkets and community services, and the nearby shopping centres support daily life.

One of the known shopping places for the area is Bin Sougat Centre. If residents wish to experience a larger retail and entertainment precinct, they can head to City Centre Mirdif nearby.

The benefit is less need to walk to all of the major attractions and more convenience. The residents are able to get their everyday shopping needs within their own community, and have access to wider retail, dining and entertainment facilities in other communities.

Healthcare and Essential Services

Healthcare and Essential Services

Healthcare provision is no exception. There are local clinics and pharmacies, and larger facilities available in the surrounding districts of Al Garhoud and the other east side of Dubai.

Healthcare providers may vary their services, hours and locations, so it is advisable to check a facility in person before visiting instead of using an old area guide.

This is true for supermarkets, restaurants and smaller community businesses alike. These services are more dynamic than infrastructure like roads, schools and metro stations.

Parks and Community Facilities

It is mainly residential, with its appeal in more than the normal community facilities rather than the more recognisable tourist attractions.

Local amenities such as parks, mosques, schools, shops, and services can be found in the broader community. Residents also have access to one of the biggest outdoor recreational areas in Dubai at Mushrif Park, which is nearby.

Another community facility is the Al Rashidiya Public Library, which is a part of Dubai’s public library network.

The mix makes the district more appealing to residents seeking a sense of community and a place to call home, rather than a community centered around nightlife, waterfront features, and high-end hotels.

Getting Around by Car

Road connectivity is a key benefit for road users.

The community has connections to Airport Road (D89) and wider routes towards Sheikh Mohammed Bin Zayed Road. RTA has also reported improvement in Street 201 – separating Alrashidiya from Nad Shamma. The width of the road was increased from one to two lanes in both directions, and three-way intersections were replaced by roundabouts at the upgraded intersections.

The driving time to reach another part of Dubai would be dependent on the destination and traffic conditions. So, it’s more beneficial to look at the actual commute for the day instead of making general statements like “minutes from everywhere”.

Advantages and Considerations

Advantages Considerations
Established residential community Much of the housing stock is older than in newer developments
Villa-focused housing Villa prices vary considerably
Centrepoint Metro access Some homes are more convenient for metro users than others
Close to Dubai International Airport Airport-area traffic can affect some routes
Good road connectivity Daily commute still depends on destination and peak traffic
Schools within the community School ratings and availability vary
Future Blue Line connection The Blue Line is not yet operational

Who Is the Area Best Suited To?

The community is highly relevant to long-term residents and professionals who appreciate space, as well as transport connectivity, particularly for families.

This can be a great choice for anyone who doesn’t want to travel too far from major transportation networks when looking for a villa. The Airport location is also convenient for frequent flyers.

It might not be as well suited for a person who values a modern high-rise apartment, a waterfront home, or access to an abundance of restaurants and entertainment options just outside the building.

It should therefore be based more on lifestyle than on the idea of “good” or “bad.”

Is Al Rashidiya Dubai a Good Place to Live?

Many residents choose Al Rashidiya Dubai as the ideal choice for their home because of the well-established housing and transport connections provided in the area.

The key selling points of its villas are their simplicity, their close location to Dubai International Airport, Centrepoint Metro Station, the surrounding schools and the established road links. The official RTA information also states that further enhancements are being made to local roads and the installation of the ‘Blue Line’ connection is still planned.

The downside is that this is a built-up area. Those looking for freshly constructed towers, contemporary amenities for master communities, or resort-style amenities may have to consider other Dubai districts.

Those who are looking for space and convenient access to eastern Dubai regions, however, can consider the region because of its location and infrastructure.

Final Thoughts

Al Rashidiya Dubai is a practical residential community in Dubai, which is known for villas, amenities, proximity to the airport, and good public transport links. In 2024, the area was home to 40,744 people and is served by Centrepoint Metro Station and a network of roads. The Dubai Metro Blue Line, which is being developed and will be completed by 2029, will further enhance connectivity around the region. It is a real neighbourhood with convenient access to Dubai’s key transportation hubs, making it a viable option for families and long-term residents, particularly those seeking older high-rise developments.
